Purchasing a home is a huge commitment and isn't something you should jump into without putting a lot of thought and research into first. If you are buying a home for the first time there are a number of things you should consider before taking a plunge into the real estate market.

The first thing to consider before buying a home is what you can afford. It is a good idea to get pre-approved for a mortgage so you know what banks will lend you before you look at home. It can be very disappointing to look at homes in a specific price range and then find that you can't afford those prices.

Also, consider what you are comfortable spending. Just because you are pre-approved for a specific amount doesn't mean you have to spend that whole amount. Figure out what the mortgage will be each month and how that will work with your budget. Don't forget to take into consideration property tax, home insurance and additional expenses that come from home ownership.

After you determine how much you are willing to spend on a home, you are almost ready to begin your search. Before you jump on the Internet, in newspapers or talk with a real estate agent you still need to decide a few more things. Determine what specifics you are looking for in a home and what is most important to you. Ask yourself:

Where do you want to live?
How many square feet do you want?
How many bedrooms/bathrooms do you need?
Are there any finishes you like?
What style of home are you looking for?
Are you looking to renovate a home or find a move in ready home?

Of the qualities you are looking for in a home, decide what is most important to you. Often, if you are looking in a very specific area, like downtown in a large city, you may have to sacrifice size to be able to find something in your budget. Or if you are looking in an older part of the city you may not be able to find a move in ready home. If you know that location is most important to you, then be prepared to possibly have to sacrifice size or price to stay in the location. If size and number of bedrooms are most important, you may have to be prepared to go father out of a city.

By doing a lot of research to determine what is available will help you to set realistic expectations about the home you can get. After knowing how much you can spend and what is most important to you in a home, you are ready to start your search. Remember to me flexible while searching. You may find that as you see homes, your list of most important features may change. Be patient and take your time. A home is a big commitment; don't jump into something you aren't completely sure about.
