You wouldn't think that living in the Valley of the Sun would ever put you at much risk for enduring the trauma of a house flood. It is in the middle of one of the hottest deserts in the world, after all.
But I can tell you after living in Phoenix for about nineteen years that every summer during the monsoon season, at least one family I knew was trying to restore their home after the chaos of a flood.
Flooding is not restricted to low-lying areas that are subject to sudden cloudbursts. Because every home is bound to have indoor plumbing that can fail, every home is also subject to the possibility of a rush of water that can and often does damage your residence. So never allow yourself to think it couldn't happen to you and your family.
However, there are certainly some things you can do to prevent, prepare for, and handle the potential for flooding. The natural first step is to try to avoid buying or renting a property that is located in a flood zone. During the bidding process, this information should be disclosed to you, but if you aren't sure, talk to your real estate agent or go to the zoning office.
One family that I went to church with lived in a home that was at the base of a hill, in a little dip before another hill started. It was constantly flooding, but if they had taken the time to find out about its history of flooding, they would have been spared the grief.
Yet they have never moved. Perhaps they find it refreshing to convert their living room into a swimming pool, but I doubt you would enjoy replacing the carpet and furniture every summer. So either avoid buying/renting in a flood zone or move if you already have done so!
Purchase flood insurance separate from your normal home owner's insurance. This is such a necessity, as water damage can be extensive, and most home owner's insurance does not include coverage for flooding.
Make sure to create an emergency plan with your family. In case of a flood, where will you meet? Where will you go? Be sure to have an emergency kit stored in a high level in the home which includes non-perishable food, toilet paper, changes of clothes, etc.
You should also keep all important documents in a fireproof, waterproof safe that you can quickly and easily access should the need arise to leave your home.
Don't be a martyr. As much as you love your home, you need to be willing to leave it before things get really bad. Water damage can often be cleaned up, so the principle of staying with your home and possessions is not worth sticking to when it comes down to it.
