Selling a Home Requires Strategy and Patience

The jury is still out whether or not the real estate market has hit the bottom, but one thing is certain, it is still a buyer's market, and those selling houses have to work hard to lure in prospective clients.

Gone are the days when any house or condo in a metropolis could count on multiple offers from people eager to buy into the red-hot property market, regardless of the state of the place on offer. Those who are in the housing market now are in it to buy a place to call home, and not to make a quick buck.

The home seller needs to be prepared, not only to be patient for offers to come in, but also to invest in the property before it goes on the market. Few homes for sale will be able to attract customers as is. Instead, spend some money to spruce up the house before it goes on the market, particularly the bathrooms and kitchen. Fix cracked tiles, make the chrome on fixtures gleam, and be sure to get rid of any mould or other obvious turn-offs.

Another way to spruce up a house for sale is to add a fresh coat of paint, especially if it has strong colors. Purple walls may be tasteful to some, but for most people, it can be a major turn-off. Beige and cream are safe bets for walls, as well as the ceiling.

Also, make sure to stow away any knick-knacks and other items, such as family photos, when showing the home for sale. A sentimental memento for the resident may simply give away too much information about the current owner that could put off a potential buyer. Remember: the house should be a blank canvas that any interested party can see themselves living in for years to come.

In order to sell the home as a dream house, investing in a home stager may not be a bad idea, either. At a time when so many people are avid Home and Garden Television viewers, the standards are high as to what constitute a desirable house, even in the most competitive neighborhoods. If the house is small, a professional stager could help it seem bigger, while an older home with dated appliances could do with some modernizing with key accessories.

Do remember, though, that it may take quite a bit longer to sell a home than it did only a few years ago, and for a lower price than before, at that.
