Whether you are an apartment building owner, or the owner of several rental homes and properties, at some point in time you will need to consider property management. Perhaps you are interested in entering into the wide world of real estate and would like to become a manager yourself. This is a ripe field for qualified individuals to explore.

What then make for good manager material? Is it something innate, or do you need to get a quality education? Luckily, the answer is no to both of these. Good managers are made and not born, and expensive education will not trump some good, clear, common sense. This, then, is a look at that common sense and its traits.

Above all, a good manager of properties will be a respecter of others. Some call this being a people person, but that indicates a general sense of enjoying the company of others. In this business you may be dealing with those whom you do not enjoy their company at that given moment. This is where respect comes in to play and becomes absolutely vital.

Good people skills can be boiled down into that old nugget known as the golden rule. We should always treat others as we would like to be treated. When it comes to people and their homes, this becomes even more important. Leasing choices, eviction needs, maintenance, and the like are all intensely personal when they are being done to your home. Put yourself in the tenants place whenever at all possible.

Having said that, a clear understanding of the law will be necessary. Knowing the rental agreements and liabilities is vital to your success. Different regions have different laws, so know yours wherever your business takes you. And developing a good working relation with local law enforcement can only help you if you need it. And by all means retain a lawyer who specializes in tenancy laws.

Being professional also means being willing to go the extra mile if necessary, and fulfilling any promises you may make to a client. If you claim twenty-four hour maintenance service, then you must provide it, and provide it with a smile. If you promise clean yards and well maintained environments then make sure that they are always in such shape. Honesty and punctuality are paramount to any successful business.

And in order to implement the former ideas, you must always be available to your customers. Not having reliable office hours, including telephone hours, is not only rude, it is wholly unprofessional. You expect your clients to respect your time, so respect theirs and be where you say you will be when you say you will be. This includes showing up on site, or in the office.

Basically, the key to good property management is to look at each and every property you tend to as your own. Imagine yourself in the position of the tenants, and deal with them accordingly. Be professional at all times, while remaining friendly and kind. The loyalty and respect from your customers will shine through and reward you for these efforts.
